Most close to over look the water are apartments...or they were in the day we hung out there. Rentals in the summer...others for nine month leases. The homes were in the hills on the other side, east of PCH. There is a relatively "new" development called Monarch Bay which is exclusive, gated community and I think some overlook the ocean.

I watch Orange County Housewives and now all of them live inland...seems they all got divorced along the way and none live on the sand. Corona Del Mar is nice. Newport and Balboa have areas that I've never seen in real life...with pools, etc. But that whole area is really nice except for summer when the tourists come. I think homes with pools are mainly in the hills that would have ocean views. And of course, they would start at least a million and a half, depending on the size, etc.

My nephew lives in San Clemente farther south and they have a home up in the hills. A really nice home. He was the city manager but couldn't hack the crazy politics of the residents (trumpers) and so he left and took another CM position north on the fringe of east L.A. County. They will move back here to NE. OC as soon as their younger son graduates next year from high school there.
